Loan-to-value ratio (LTV) is the loan divided by the property's value, expressed as a percentage - the single number lenders use to price risk on a mortgage. Each input has a specific source. The loan amount is the balance on your statement, or the amount on a purchase contract; the appraised value comes from a professional appraisal, while the purchase price is simply what the contract says. For purchases, lenders compute LTV on the LOWER of appraised value and purchase price - if a home appraises below the contract price, the lower figure governs, and buyers often renegotiate or bring extra cash. CLTV extends the same idea across every loan secured by the property: first mortgage plus HELOCs, second mortgages and other liens, divided by value. A $300,000 first loan plus a $40,000 HELOC on a $400,000 home is a combined 85%. Lenders cap and price CLTV by program, generally tightening terms as it climbs. LTV falls in exactly two ways: the balance drops (every principal payment) or the value rises (market appreciation, or improvements appraisers recognize). Homeowners near the 80% line often request a recalculation or new appraisal to remove PMI - ask your servicer in writing about its requirements.

Car LTV: the Same Ratio, Different Rules (2026 Guide)

Lenders price every secured loan with one number: loan-to-value = loan ÷ value × 100. This calculator was built with mortgages in mind — the 80% PMI cliff, CLTV with liens — but the engine is universal, and typing car numbers into it answers the questions auto financing actually asks: will the lender approve it, will the rate sting, and are you upside-down. Car thresholds, not mortgage thresholds

The famous 80% line is a mortgage artifact — private mortgage insurance attaches above it, and that concept simply does not exist in auto lending. What lenders actually tier on: sub-90% LTV draws the best used-car rates, crossing 100% triggers pricing add-ons, and approvals thin out fast past ~110–125% depending on lender and vehicle age. Refinance offers behave the same way — most cap somewhere between 100% and 125%, and under-100% deals get the advertised rate. Remember the clock runs against you: a new car can shed ~20% of value in year one while the principal barely moves, so early-loan LTV climbs before it falls. FAQ

What is a good LTV?
Below 80% is the conventional benchmark: at or under that line, conventional loans typically avoid monthly PMI and pricing improves. 80-90% usually means PMI and somewhat higher rates; above 90% often requires program-specific insurance or government-backed programs designed for low down payments. Many first-time buyers start above 80% - it is common, just more expensive per dollar borrowed.
Why does 80% matter so much?
It is the line where PMI begins on conventional loans. PMI protects the lender, not you, and typically costs roughly 0.5-1.5% of the loan per year until you reach about 20-22% equity. The gauge marks the threshold visually and the verdict text states plainly which side of the line your numbers fall on.
How can I lower my LTV?
Two levers only: shrink the loan or grow the value. Extra principal payments, a recast, or a lump sum at closing shrink the numerator; appreciation and value-adding improvements grow the denominator. Under current federal law (the Homeowners Protection Act), servicers of many conventional loans must auto-terminate PMI at 78% scheduled LTV, and you can usually request removal in writing sooner - exact requirements vary by servicer and loan, so ask your servicer for its current requirements.
Does LTV affect my interest rate?
Yes. Lenders price loans in LTV tiers: an identical-credit borrower at 70% LTV typically receives a better rate than one at 90%, because lower LTV means smaller losses if foreclosure happens. The effect is separate from your credit score, and crossing a tier boundary (commonly near 75, 80 or 90%) can matter more than a small move in the market.
What is CLTV and when does it matter?
CLTV (combined loan-to-value) divides ALL loans secured by the property - first mortgage plus HELOCs, second mortgages and other liens - by the value. Example: a $300,000 mortgage and a $40,000 HELOC on a $400,000 home is 85% CLTV. It matters when opening a HELOC, refinancing a second loan, or selling, because program approval often keys off CLTV rather than the first-lien LTV alone.
How does LTV work when refinancing?
A refinance sizes the new loan against the current appraised value (some programs allow an automated valuation). Is car LTV based on trade-in value or retail value?
Neither, exactly — lenders use their own value basis, usually wholesale/trade or auction value from sources like Manheim or KBB's lower ranges, not the sticker price. That number is what gets divided into your loan. Use the lender's value basis in this calculator, not the dealer's asking price, or your LTV will read optimistically low.
What LTV do I need to refinance a car loan?
Most auto refinance offers cap LTV between 100% and 125% depending on the lender and the vehicle's age and mileage, and the advertised best rates go to sub-100% deals. If you are above the cap, paying the balance down past the threshold — or waiting for depreciation to slow while principal catches up — usually unlocks the refinance.
Does the 80% PMI rule apply to car loans?
No — private mortgage insurance is a home-loan-only concept, so there is no PMI to escape at 80% on a car.
