About this tool

Hawaii prices mean the loan itself does most of the heavy lifting, and this calculator prices exactly that part: enter the purchase price, your down payment, the quoted rate and the term to receive the monthly principal and interest, the loan amount, total interest and the full amount repaid. The default 850,000 dollar home with 170,000 down leaves 680,000 dollars financed, which at 6.5 percent over 30 years runs close to 4,298 dollars monthly and about 867,000 dollars in lifetime interest. Those figures ignore property tax and insurance on purpose; Hawaii's tax bills are famously small, but hurricane and flood coverage is not, so budget the full picture before you sign. Estimates cover loan principal and interest only, computed from your inputs; Hawaii taxes, insurance and lease terms are excluded. Verify with official sources. Not financial or lending advice.Hawaii holds the lowest effective property tax rate in the United States, roughly 0.25 to 0.35 percent (approximate), yet the state's median prices sit near the top of the country, so dollar bills stay substantial. Buyers here also weigh leasehold versus fee-simple ownership, county impact fees on new construction, and permitting that moves slowly. Figures are estimates; verify with official county sources.
